STEP 1: COMPLETE APPLICATION
Application Basics
To begin your application, you must select a move-in date and have an Apartment identified.
24 HOUR CURTOUSY HOLD - Once an application has been submitted, your selected Apartment will be taken off the market for 24 hours to allow time for you to complete the application and have it processed. After 24 hours the Apartment will be put back on the market and another prospective resident may rent the Apartment. You may hold the Apartment longer by paying a Holding Fee that will apply towards future rent.
Spouses, roommates, adult children, and anyone over the age of 18 must complete an Application. Anyone under the age of 18 does not need to apply, but should be named in the Application.
There is a $45 per Applicant fee that must be paid before the application is processed. APPLICATION FEES ARE NON-REFUNDABLE.
Online Applications
The easiest way to fill out an application is online by clicking APPLY NOW above.
You will register for our online Applicant Portal that will eventually become your Resident Portal.
To apply online, every Applicant must have their own individual e-mail addresses. Applicants cannot share an e-mail address.
Once an application has been started, you can add additional applicants through the portal. Our leasing staff can also send out links directly to the additional applicants.
Income verification documents can be uploaded directly into the online Applicant Portal.
Paper Application
If you prefer a paper application. You can stop in the Leasing Office and complete one with our Staff.
Qualification and Verification of Income
Applicants, collectively, must make 2.5X the monthly rent.
The following documents must be submitted for verification of income:
Two (2) consecutive pay stubs dated within 30 days; or
A letter from your employer on company letterhead, dated within 10 days, stating your income and employment status; or
A Social Security or other benefits statement dated within 30 days.
STEP 2: PROCESS THE APPLICATION
Once a complete application has been submitted, and the Application Fees Paid, we will submit the application for a Rent Score which will determine: Approval, Denial, or Conditionally Approved with an increased Security Deposit or Guarantor.
Rent Score
As part of the process a Rental Score will be obtained. A Rental Score is based on a mathematical analysis of information found in your consumer credit report, application, and previous rental history. The consumer credit report may include payment history, number and type of accounts, collection activity, outstanding debt, and inquiries. In addition, the rental scoring process may consider information such as income to rent ratio, previous eviction and subprime credit records.
Criminal Background Check
A search for criminal convictions will be performed. Record of a conviction for Crimes Against Person, Crimes Against Property, and Crimes Against Society may result in a denial.
Hard Credit Inquiry
In order to obtain the Rental Score, there will be a hard credit inquiry.
STEP 3: HOLDING THE APARTMENT
$500 Holding Fee
After approval you may hold the Apartment for up to 30 days by paying $500 towards a holding fee. The Holding Fee is non-refundable. After you move in the $500 fee will be applied towards your 1st Month Rent. If you do not move in the fee is forfeited. The Holding Fee is separate from your Security Deposit and is non-refundable.
STEP 4: SIGNING THE LEASE & MOVING IN
Lease Signing
You may sign your lease anytime before moving in. We can sign all lease documents digitally using DocuSign, or you may come into the leasing office to sign in person.
Security Deposit
Your required Security Deposit must be paid prior to moving into the Apartment
Utilities
Prior to moving in you must have utility accounts set up in your name.
